So many people are taken aback when they are viewing new homes versus when they do their final walk-through of the new home they bought.
While some of the new home builders will lay out in plain view what is "included" with the new home being bought and what is an "upgrade" which can be purchased by the new home buyer.
However, there are most that don't. The model homes are outfitted like the Taj Majal with regard to the upgrades that the new home builder has had installed for public consumption.
There are a few viewers that appreciate a model home being outfitted with every single possible premium upgrade.
Most would at least like to know what is included and what is an upgrade. This breaks down to the paint colors, flooring choices and the size of the moldings.
At one of the new home centers that opened up recently within the Santa Clarita Valley cities, you can find the model homes that have super ultra upgrades. Entire shower spaces, lawn game oriented backyards, various finishes on the walls - framed ceilings, wainscoting, and subzero/wolf appliances.
I'd venture to say that these models when they finally sell at the end of this new home builder's build out, they are going to mandate an additional $300,000.00.
There is a time in the new home buying process where you are going to take a trip to the new builder upgrades and additions center. This is a place where you will see the multitude of upgrades available with the new home you are purchasing. You can even upgrade the flooring from the standard. You can choose a better quality of granite, it that is pertinent to the home you are buying. Then every other imaginable upgrade, additional outlets, USB outlets, LED lighting and more. I always say to do the "hard things" within the upgrade centers - like arched interior doorways. To add these later would be very expensive. But flooring upgrade - maybe that would be best left for later. Of course, when you do the additions via the new home center upgrade center, you can finance it along with the mortgage. They just put the amount on top of the price. Be careful!
We have been representing home buyers with new homes and those processes concerning them since 1998. There are certain things that are best left to professionals. While the homebuilder has their own real estate agent, there is always a better reason to have your own agent on your side when buying a new home.
