This week marks a new event with more price reductions - from listing price to listing price than we have seen in the past several weeks.

On the market this week have been 29 new listings for sale in the Santa Clarita Valley Cities of:

  • Acton
  • Agua Dulce
  • Castaic
  • Canyon Country
  • Newhall
  • Saugus
  • Stevenson Ranch
  • Valencia

29 new listings are by no means a record. However, the absorption rate of homes is running very similar to the same rate as listings are being placed onto the Santa Clarita housing market to be sold.

What that is showing us that are in the business is that we are still equally between a seller's market and a buyers market. We are not in either category 100% and it breaks down to about 50/50.

During the coming weeks, we will be seeing that our housing market is going to continue to have new listings added for sale. The buyer drive will stay heightened and interest rates will remain low.

The $5 dollar question is whether or not one of those factors will change giving an advantage to the home seller or home buyer.

If we start seeing new additions to inventory that are outnumbering the homes that are entering escrow on a weekly basis, that will be a good indication of a shift within the real estate market to a home buyers market.

Such a market we have not seen for several years. The inventory has continued to remain strict with very little in the way of excessive inventory numbers for the Santa Clarita Valley cities.

We do see prices relaxing across the board and reductions in some areas within the Santa Clarita Valley cities. We have also started a reporting program that is "property specific" and serves the property owners well.

What I have done is started a reporting system that will keep tabs on specific properties value by tracking the occurrences within their specific neighborhood. This is a system that I developed which is tied directly to the source data, the Multiple Listing Service by the Boards of Realtors.

I always include each and every brokerage, agent, and company who has a listing that is closed, in process within escrow and active.

For good measure, I also want my homeowners to see the homes which fell out of escrow, had their sales canceled, the distressed listings and those homes which expired or were put on hold for whatever reason.

These indicators keep our homeowners informed in the Santa Clarita Valley cities and always provide a great update answering their questions as to what is happening in their neighborhood and what they can hope to get if the need to sell ever arises.
