Today in the Santa Clarita Valley cities - I have compiled the data from Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, and Valencia.
Each of these cities makes up the Santa Clarita Valley. Some dispute Acton and Agua Dulce - but they are in such close proximity - I'm all for keeping them in with the regular six Santa Clarita Cities.
Now, before I get into the "real numbers", I will tell you that if you are searching on the "real estate syndication" websites, you are bound to run into issues seeing "higher numbers".
Let me remind you how they make their money! If a person sees something that looks awesome, and in most cases something that is too good to be true, they may click on it. Then they may be tempted to enter their personal and private information in order to view it. There is the issue that gets most into trouble.
Reminder, if you are not seeing the real estate listing on my Santa Clarita home experts website, it is questionable. I will tell you as I tell all my clients. Send it to me for proper vetting. Most times it is a "coming soon" listing that is being posted in order to elicit a buyer response so the agent can build their client list. In other cases, it is an attempt of the website to get the user's personal and private information in order to sell it at a fee.
Current Santa Clarita Valley real estate inventory:
Total Single Family Homes currently for sale as "Active" in the MLS: 258
Total Town-homes for sale in the Santa Clarita Valley: 24
Total Condos that are currently for sale in Santa Clarita Valley: 50
TOTAL RESIDENCES FOR SALE IN SANTA CLARITA VALLEY: 333
Data as of 02122020 at 2104hrs
At three hundred and thirty-three homes, condos and townhomes for sale - all together, that is very low even for the Santa Clarita Valley cities.
There is a bonus that comes with inventory this low.
Seller's are able to pull back on some of the "items" they may have had to attend to in a market that had a higher competition rate.
Home Buyers are not being consumed by having a lot of choices when it comes to inventory. Some say that is not a good thing - I beg to differ.
Have you ever been to a restaurant, mostly down south or I'm recollecting my cousin Vinnie, the movie. The menu stated - Breakfast, Lunch, Dinner, that's all.
It totally does change all of the usually involved discussions when ordering. Have you been to Jerry's Deli - now that's a menu that has a lot of things to talk about. Patrons in discussion for at least 30 minutes to select what they are going to eat?

Inventory in the SCV, Santa Clarita Valley, is really low - 333 total units for sale, including Single Family Residences, Condos and Town-homes throughout Acton, Agua Dulce, Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, and Valencia.
We should see numbers better representing a Buyer's profile in the next couple of months, as is typical in a healthy housing market.

By the way, there are other websites that are stating there are thousands of homes for sale locally. They are lead generation platforms and only want you to give up who you are so they can sell your information to agents/lenders/brokers that are paying top dollar for it. FYI.
