This week in Santa Clarita City Proper - those properties that are listed by realtors that are not members of our Local Board of Realtors don't have very many options when it comes to property and listing entry.  In the Santa Clarita Valley, because we are Local Card Carrying member of the Santa Clarita board of realtors, we can choose from all of the cities that compose the Santa Clarita Valley individually.  When my Real Estate team enters a listing that we have secured in the cities of Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch or Valencia - we can choose that exact city, which is a huge benefit to our Sellers!!!

When a real estate agent that is not local within the Santa Clarita Valley, enters a listing into their board of realtors they don't have those choices and typically have only one city to choose from - that is Santa Clarita.  That is a paramount reason to use a local Board of Realtors Member and not an agent that is not local when you are wanting to sell your home.  In some cases, these homes that I am speaking of are not found when doing a "typical" search for real estate.  Both searches by real estate agents working with their buyers and the buyers themselves quality for this travesty :)

So, all the drama aside - let me give you the intel for the Santa Clarita proper area:  Median List price of $750,000 this week - which is up from last week. The Up pricing trend is mostly across the board with reference to Santa Clarita homes that are for sale and selling.  Currently we have an average list price of $1,639,680 with an Price per square footage that has increased to $241.00.

We have also been watching as the days on market have increased.  One of the reasons for this could be due to the Short Sales and their negotiation not becoming more streamlined.  In fact, with all of the government regulation - the banks don't seem to have changed rule number one when dealing with the negotiation of their shot sales.  Not all banks are included in my wide swath of judgement - but I could name some that are :)

If we look at the current homes for sale in the area considered Santa Clarita - We are at 15.  That number remains the same from last week, neither increasing nor decreasing.  We also have included the numbers for the most expensive listing that is currently for sale in the Santa Clarita area - that is $13,500,000 and the least expensive is $74,900.
