During the last 24 hours we have had three new real estate listings placed onto the market in the Santa Clarita Valley cities. The cities that my REMAX in Santa Clarita CA team monitor are Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch and Valencia CA - of course, we also monitor the entire Santa Clarita Valley too.
I went into a bit of an audio explanation of the latest events that we have seen occur in the Santa Clarita Valley cities - during the last day - with three new listings - these will be in one of any of the cities that I mentioned above. You will then see those latest listings. Price Changes in the Santa Clarita Valley Cities - Interesting to see that when the real estate market is heating up, the Santa Clarita price changes are always in the "more" category.
That is not the case today - the price changes, obtained by you clicking on the link above, are all about the Santa Clarita Valley being reduced in price.
There could be a couple of reasons for this and that is why it is so important for you to deal with a professional Realtor that knows the "in's and out's" of listing properties. You also don't want a real estate agent that is starving, they may do anything to secure your listing. You want someone from a reputable company and where that someone knows their way around the web resources and who is not scared to jump when told, and when to ask "how high" when needed.
Here is the intel for the last 7 days, to be used as a gauge. It will give you a bit of "perspective" as to where the current real estate market is and what kind of inventory we have entering the "active listings market" and at what rate it's moving into escrow.
You will see that it would appear that we are still 'close to' a break even phase keeping our overall Santa Clarita real estate inventory constant. Compare the new listings that have entered the Santa Clarita resale market - 96 compared with those properties that have entered Escrow - 58(backup) + 51(pending) = 109 - then subtract the listings that have BOM'd - came back onto the market for sale - (fallen out of escrow) - 39 = 70 as compared with 96 - showing we have more listings than are selling, at least for a seven day cycle.
That is also apparent when we look at the numbers of listings that are currently on the market for sale compared with times in the recent past. We are at the point of having at least 100 more homes on the market for sale compared to May of this Year, 2013.
That fact, when compared with the real estate market overall, has me thinking that we are going to be experiencing another shift at some point in the near future. It won't happen over night - from a sellers market to a full buyers market, but is is on it's way.
