This is very applicable because of today's constrictive real estate market, lacking of inventory, driving the market up, up and away!!!
That would not be happening if the current real estate market were lacking buyers. However, today's ultra low interest rates is not allowing that to happen.
There are also a lot of investors in the world that are out buying homes, condo's and town-homes with cash. Most cash transactions are without appraisals - and most are not dependent on a property appraising at a certain level.
That being the case, a cash investor can pay what they want over fair market value for any real estate listing. Sometimes, that have a negative influence on the real estate market.
