The FHA deadline could put a "hitch in your giddy-up". If you don't have an FHA case number assigned by June 3rd of this year, 2013 - you are going to be stuck with MI - Mortgage insurance until you sell your home or re-finance.
It was the case, if you had 20+% in equity with a home, condo or town-home where you have an FHA mortgage - you could have it re-evaluated and then have gotten the "MI" whacked off.
The best way to buy a home with the FHA 3.5% downpayment. Make sure you are working with "active" real estate agents. A Team approach may be better for those of you needing to get a property sooner than later.
When you are interviewing real estate agents, ask them if they have a team in place. Not a team in the sense of having someone they use for loans, escrow, pest control, contracting, and janitorial services. But a Team in the Sense of having people working directly for them as their Buyers Agents and Transaction Coordinators.
Buyers representatives (agents), mean the difference between getting what you want and not getting anything. They look for real estate every single day. They are not worried about listing presentations, they are not concerned with marketing, they are not worried about overhead, business cards, branding, "inter office and inter agency relationships", files, coordination and escrow closings. They only have one thing to do, and that is to find homes for our Buyers.
