Within the Santa Clarita Valley there is a Multiple Listing System that is joined with the Southland Regional Association of Realtors.
To represent buyers and sellers of real estate you have to be a member. Then to provide for your clients the most recent listings that are available as a part of the aforementioned system, you must join with IDX(internet data exchange).
Not all have IDX
The IDX system is not agreed upon by the agent, the board and the IDX. The Broker has to provide their signature also and give their approval.
Within the IDX is where the Newest Listings and other info would be shared between other Santa Clarita Real Estate offices and their agents.
The better the agent is at advertising the listings that populate the IDX, while obeying certain rules, the more exposure that agent will get and become known as a Real Estate Expert.
Full Service versus Part Time Real Estate
So Many stop at "go to my website to search for homes..." I would imagine that most clients want the agent to do some, if not all, of the heavy lifting. By "Heavy Lifting", I mean hunting for the best real estate deals that are for sale within the IDX. In fact, I know many of our clients that wish to have us scrub the "off market" spaces looking at pocket listings, expired's, cancelled, and other "off radar" spaces to find them that stellar deal.
