Pets are part of your family. If you own them, you get it. What if that pet of choice was a bunch of tarantulas or maybe a few pythons. Dogs and Cats - they maybe the usual types, but the exotic variety - those really need to be thought about.

An evacuation plan is a necessity for every home, especially if you live in an area where fires, earthquakes, hurricanes, flooding, and other disasters are a possibility. Many homeowners create evacuation plans for their homes and practice them with their kids, but far fewer have considered one for their pets. Take these steps to add your pets to your evacuation plan.

Assign pet evacuation to an adult. Everyone should know how to act during an evacuation, and that includes assigning one parent or adult to the pets. This allows the other parent and the children to focus on their part of the evacuation plan, so there’s no confusion during a high-stress moment when time is of the essence.

Keep evacuation maps and pet carriers readily accessible. If you need to evacuate, you should know exactly where every important item is. If your pets require carriers, keep them in a place that you can access easily.

Practice your plan. Include your pets in your home evacuation drills. It’ll help you see how they will respond and make changes to your plan if necessary. Getting your dog out of a window may not be as simple as you think!

Be prepared in case you get separated from your pets. No matter how much you drill your evacuation plan, it’s possible that a dog or cat will run off while you’re focusing on keeping your family safe. A microchip or a GPS-compatible tag can help you find your pets once it’s safe to return to the area.

Your safety and that of your family and pets are super important. Real estate can be replaced, those other things, including you, cannot.

Align yourself with a good real estate agent. We are not everyone's cup of tea. Some folks want to be told what they want to hear and not the truth. This happens in real estate as well. I will never fold over on myself and my code when it comes to representing home buyers and sellers. I will always speak the truth and be totally honest with my clients, even if that means they should not buy the home or sell the home.

Agents are a dime a dozen. They are everywhere. If you have an extended family, you can be certain that you have a real estate agent in your family. How good are they? What do they know? Are they in your local market of interest? These are important questions to ask, plus, what experience and knowledge do they have? Choosing the right agent takes time and consideration. Remember that may agents can go from zero to hero by paying for leads.

Zillow and Trulia are sites where agents can pay for placement. If you are looking for your next agent on Syndication Websites such as these, know that the top producers have no need to be on those platforms. Their referral business is too big to have to pay 1/2 of what they make on a lead generation source. Can you say "referral based" real estate? That is what I am and I am proud to tell you.

Tip 2 for Santa Clarita real estate - Lenders

You are going to now need a good real estate lender. As is the case with Santa Clarita real estate agents, there are tons of real estate lenders. A big difference is the sheer number of real estate lenders that are out of state but can lend on California real estate. Lenders can be located in Ohio with a California real estate and lending license. They can say they loan on California real estate, but they don't even have a local office here. That works for some, but when there is a problem there is no one to go visit in person.

If you have any experience in life, having the option to go in person is really important. When your real estate agent or real estate lender does not have an actual real estate office locally, that can pose to be a serious problem.

A local lender will do you justice and can be as competitive to get your business as the lender infomercial that you saw at 3 am.

The only thing that you have to remember is to ask. Ask them to give you their very best deal. There are many real estate websites that purport to show you the latest in real estate listings. Some of the so-called "syndication" websites contain fake listings so that you will give up who you are. Your personal and private information is worth money. They have agents, lenders, service providers, grocery stores and others who will pay them for your personal information. Once you give it up, you may have issues with spam and the never-ending email stream from these vendors. Plus, if they get your phone, it's game over. That number will be sold over and over again forever.

Tip 4 Santa Clarita real estate - Do not sign anything!

There are issues when a client of ours goes to new homes and new builder communities and they "innocently" leave their name. Their name, email and other personal information limit my clients from utilizing my FREE real estate representation service with new homes and at the new home builder communities.

DON'T LEAVE EVEN YOUR NAME ON A COCKTAIL NAPKIN - if you do, then you give up the right to have your very own savvy new home agent on your side 100% when buying a new home. It costs you nothing and is the biggest mistake a home buyer can make when buying a home. The new home builder has the agent they employ. You need your own when making such a large investment in real estate so the right questions are asked. Protect yourselves.
