We received the phone call at 0930hrs. The caller stated they needed to get with an agent that was local to the Valencia CA area. I acknowledged that Paris and I both were. We have two locations in the Santa Clarita Valley.

I told the caller we had both bases covered. I also explained if a real estate agent has been in the business over 5 years, with Real Estate being their only source of income(only source!), they would be good working with those that have their offices located in any of the cities of the Santa Clarita Valley. Castaic, Canyon Country, Acton, Agua Dulce, Newhall, Saugus, Stevenson Ranch, Santa Clarita or Valencia CA.
He understood and continued to explain that he was pre approved with a lender from San Diego CA. Understanding that a San Diego Lender is able to write a loan on a property anywhere in California - including the Santa Clarita Valley - I was good with that too.
I asked the caller if he had been working with any local Santa Clarita real estate agents at this point. He complained that he was working with a realtor that had their office in Porter Ranch - but they did not seem very "motivated" in showing properties for sale.
I opined that maybe they are looking for something that did not exist. For example, the caller may have been looking for a $50,000 3 bedroom 2 bathroom single family residence located in Valencia CA. That does not exist :-)
However, they were not - they were in the price range of $500,000 for a 4 bedroom 2 and more bathroom single family residence in Valencia CA.
We have plenty of those I thought to myself. However, we are limited on Foreclosures and Standard Sales in that price range with that criteria. However, we have Short Sales a plenty.
I asked the caller "Phil", if he had gotten a "good faith estimate" from the lender in San Diego. He said yes, and I asked him to send it to me. Paris used to be in Lending so I had her take a look. It seemed that the lender in San Diego was charging three points of origination with regard to Phil's loan. In this market, that seems a little excessive according to "Paris..."
When you are buying real estate - you are not paying your agent's commission. When you are selling real estate you will be paying both the agent you are hiring to sell your home and the agent that is representing the buyer(aka Buyers agent...).

Your real estate professional should be able to run the interference when it comes to your chosen lender. They will have recommendations of the best Mortgage Brokers in the community where you wish to purchase a home, condo or town-home. It should be clearly understood that a Mortgage Broker or Lender that gets a referral from a Top Producing Real Estate agent should be able to be called "on the carpet" by the agent who refers them business. That may be the case if the "lending portion" of the deal goes awry.
Be Safe - Get good advice and don't be in a hurry to buy a home. Have you ever had a lender or real estate agent that seemed too "Hungry"?
