Question of the day - is it better to use the listing agent - the one that has a signed contract with the seller of the home you want to buy, or to use a real estate representative that is 100% in your court, with no relation to the seller?

The Santa Clarita real estate market has been reborn - still lacking the inventory and with agents jockeying for position within our local real estate market.

When you have door droppers increase from zero to 5 a day - you know two things.

You live in an area where the local real estate agents want to sell homes.  The other thing you know is what other agent will say in order to manipulate potential sellers and buyers of real estate.

"Use us and we will Guarantee to sell your home in 59 days or less".  Whoops, don't forget the ****************************...

Then there is the famous - "I have a buyer that wants to buy your home right now..." "Call me for further details"... 

We have had this second one happen to our clients.  After we list their home, they tell us that a neighbor (who is a realtor), said they had a ready to go buyer, pre approved and everything.

We list the home, I contact the agent and nothing.  They don't have a buyer for the home they wanted to list.  Nothing, nada - zip zilch.  No buyer at all...  Hummmmmmmmmmm?
